Agents win instructions by quoting the highest figure. It is the oldest habit in the industry and it costs sellers money. A property listed above its market sits, gets stale, and eventually sells below what it would have achieved had it been priced correctly on day one.
Buyers in Nigeria watch listings closely. A property that has been advertised for five months reads as a property with a problem, whether or not it has one.
We will give you the figure we believe your property will actually achieve, and show you the comparable transactions it is based on. If that is lower than another agent has told you, we will explain exactly why.

Physical inspection
A consultant visits, measures and assesses condition, finish and layout against what the market currently expects.
Comparable evidence
Recent transactions for similar properties in your specific area — not asking prices, which are a different number entirely.
Document review
We check your title while we are there and flag anything needing regularising. Fixing it before marketing is far cheaper than mid-sale.
Written report
A figure, the evidence behind it, and a realistic view of how long it should take to sell or let at that price.
How to book
Booking a valuation
Call or message us with the property address and type, and we will arrange a visit — usually within three working days, including Saturdays.
Tell us about the property
Address, type, bedrooms, and whether you are looking to sell or let. Two minutes on the phone is enough.
We arrange a visit
At a time that suits you, including evenings and Saturdays. The visit itself takes around 30–45 minutes.
You receive the figure
With the comparable evidence behind it, and our view on timescale. In writing, within two working days.
You decide
There is no obligation to instruct us, and no charge either way.
