What actually determines value
Power, access and lease structure decide commercial returns
A commercial building is only worth what a tenant can operate from. In Nigeria that means three things dominate: whether the property has a dedicated transformer and adequate standby generation, whether goods and staff can physically get in and out at the hours the business runs, and whether the lease is structured so both parties know where they stand in three years' time.
Rent per square metre is the number people ask about first. It is rarely the number that decides the deal. A cheaper warehouse that cannot turn a container, or an office where diesel costs exceed the rent saving, is not cheaper.
We advise on the whole picture — floor area against actual requirement, power provisioning, access and logistics, service charge exposure, and lease terms — before price.

Whole floors and suites, shell or fitted. We advise on floor plate efficiency, lift provision, parking ratios and fit-out contributions.
Retail and shops
Units in plazas and on high-footfall roads. Position within a scheme matters more than headline rent — we will say when a cheaper unit is cheaper for a reason.
Warehousing
Eaves height, floor loading, yard depth and whether an articulated vehicle can actually turn. These decide whether a site works, and they are easy to overlook on a site visit.
Plazas
Whole-scheme acquisition and disposal, with tenancy schedules, service charge records and arrears history reviewed before you commit.
Filling stations
Sites with existing consents and tankage, assessed for access, throughput potential and regulatory standing.
Power and services advice
Transformer capacity, standby generation, water treatment and waste — costed into your occupancy figure rather than discovered afterwards.
