Where a property is tenanted we need to give reasonable notice, so allow 24–48 hours for those.

Accompanied throughout. Ask everything — we would rather answer awkward questions now than have them surface after an offer.
Make it count
What to look for on a viewing
Most buyers look at the finish. These are the things that actually cost money to put right.
- Water source — is there a functioning borehole, and is the water treated?
- Power — dedicated transformer or shared? Is there standby generation, and who pays for the diesel?
- Drainage and flood history — ask directly, and look at the compound and the street after rain
- Access road condition, and who is responsible for maintaining it
- Security arrangements and what the service charge actually covers
- Title documents — ask to see them at the viewing, not at the point of paying
- For estates: the service charge figure, and whether accounts are reconciled and published
