How we work

Most failed sales in Nigeria fail on documents, not price

A buyer and seller can agree terms in a day. What breaks the deal weeks later is a survey plan that does not match the deed, a Governor's Consent that was never obtained, or a family land claim nobody disclosed. By then both sides have spent money and trust is gone.

So we do that work first. Every property we take on is title-checked before it is advertised — we inspect the original documents, confirm the survey against the register, and establish who actually has the capacity to sell. If something does not reconcile, we say so and decline the instruction rather than pass the risk to a buyer.

It costs us instructions. It is also why our sales complete instead of collapsing at the search stage.

What you get

Buying a home is the largest transaction most people make. It should not require you to become an expert in land law to do it safely.

    We confirm the title type — C of O, Governor's Consent, Deed of Assignment, Excision or Gazette — and explain exactly what each protects and what it does not, before you commit to anything.

    Defects are disclosed in the listing rather than discovered on the day. If a property needs work, you will hear it from us first.

  • One consultant throughout

    The person who shows you the property handles your offer and sees it through to handover. You are not passed between desks.

    We advise on what comparable properties in that specific area have actually transacted at, not what the asking prices suggest.
