Gated estates only hold their value if somebody runs them properly. That means budgets that reconcile, contractors that show up, and accounts residents can actually inspect.
The problem we solve
Service charge disputes are almost always accounting disputes
Estates rarely fall apart because residents refuse to pay. They fall apart because nobody can show where the money went. A budget is circulated, collection is patchy, the generator runs anyway, and by the second year the arrears are large enough that the residents who did pay stop paying too.
Once that starts it is very hard to reverse, and the estate's value goes with it — buyers notice failing infrastructure long before they notice a service charge figure.
Our approach is unglamorous: budget annually against actual prior-year costs, collect formally and chase early, and publish reconciled accounts every quarter that any resident can inspect line by line. When people can see the diesel invoices, they pay.

Security
Contracted guards with supervised shift handovers, gate and visitor logs, CCTV oversight where installed, and incident reporting that reaches residents.
Power
Generator servicing on schedule, fuel procurement with recorded consumption, transformer liaison and fault escalation with the disco.
Water
Borehole maintenance, pump servicing, treatment and tank cleaning on a published cycle, with water quality checks.
Waste
Collection contracts managed and monitored, with escalation when a contractor misses a cycle rather than after residents complain.
Grounds and common areas
Landscaping, drainage clearing before the rains rather than during them, road and interlock repair, lighting and signage.
Financial administration
Annual budgeting, service charge collection and arrears recovery, quarterly reconciled accounts open to residents.
