Rent in Nigeria is quoted per annum and paid up front. That makes who you let to the single most consequential decision in the whole arrangement.

Why vetting matters

A year's rent in advance cuts both ways

Annual rent up front looks like security for a landlord. It is not, quite. It means a problem tenant is your problem for at least twelve months, and that recovering possession from someone who has already paid is slow, expensive and governed by tenancy law that favours occupation.

It also means a tenant is handing over a very large sum on trust, often before they have seen a written agreement. Both sides are exposed at exactly the same moment.

We reduce that exposure the dull way: verify employment and income, take and actually call references, prepare a written tenancy agreement that both parties sign, and record a dated inventory with photographs at check-in. None of it is glamorous. All of it is what stops a dispute a year later.

Managed properly, start to finish

Tenant vetting
Identity, employment and income verified; previous landlord references taken and followed up. We decline tenants we are not satisfied with, even when the rent is on the table.
Written tenancy agreements
A proper agreement setting out rent, term, renewal, service charge, repair obligations and notice — signed by both parties before keys change hands.
Inventory and condition report
A dated, photographed schedule of condition at check-in and check-out. This is what settles deposit disputes without argument.
Rent collection and remittance
Rent collected, receipted and remitted on a published schedule, with statements you can reconcile.
Repairs and maintenance
A vetted contractor list, agreed spend limits so routine work does not wait on approval, and written records of every job.
Renewals and arrears
Renewal discussions opened well before expiry, and arrears chased early and formally rather than left to accumulate.
