The wrong tenant costs more than an empty month
Landlords under pressure to fill a property often take the first applicant with the cash. It is an understandable instinct and an expensive one: annual rent in advance means a bad tenant is in place for at least a year, and recovering possession takes time and money that dwarf the rent you were rushing to secure.
An extra three weeks spent finding a properly referenced tenant is almost always cheaper than the alternative. We will tell you when we think an applicant is wrong for your property, and we would rather lose the fee than place them.
For landlords abroad, the second risk is money: rent collected but remitted late, or maintenance spend with no paper trail. Our statements are issued on a schedule and reconcile line by line.
